Appraisers make a detailed analysis of all factors pertaining to the value of a home or commercial building, a building site, a tract of land acreage, etc., including the specific location, condition, size, proximity to facilities and recent sale prices of comparable properties.  Single family residences are not appraised on a square foot basis, and neither are residential lots. The appraiser considers site specific characteristics. This means that the appraiser recognizes that each real property is unique and uses the most current technologies and methods to determine the value of a property.  The appraiser interprets the market forces that influence the subject property and identifies the use upon which the final value is based.  If you do not agree with the appraised value of your property you have the right to appeal.  Go to your local county website and follow the instructions for appealing your appraisal with the Appraisal Review Board (ARB).
